What Schaumburg asks for before a remodel starts
The Village of Schaumburg says that whenever you remodel a basement, bathroom, or kitchen, a Residential Building Permit must be submitted and a plan review conducted. The application needs a detailed drawing of the remodeling work together with a written scope of work. Residential permits are filed through the village’s OpenGov portal, and a contractor you hire must hold a Contractor’s Business License with the village before the permit can be issued. Plumbers and roofers are the exception, since the State of Illinois licenses them.
The village’s kitchen guide shows how detailed those drawings should be. Schaumburg asks for a floor plan at 1/4 inch to 1 foot, existing and proposed walls with any load-bearing walls to be removed, every receptacle and switch location, and the cabinet layout. Kitchen receptacles must be 20 amp GFCI protected and placed so no point is more than 24 inches from an outlet, and the disposal and dishwasher need disconnect switches. A separate electrical permit covers the electrical work.
A walkthrough that produces a usable scope
ADS offers kitchen, bathroom, basement, living-room, hallway, and home-addition remodeling in Schaumburg. We start with a free in-home visit, measure the space, and note which walls, fixtures, and circuits your plan would change. The written estimate then describes the room layout, electrical changes, plumbing, and framing separately rather than folding them into one price, which makes it easier to turn into the written scope of work the village expects.
Plan for inspections as part of the schedule. For a kitchen alteration the village lists rough and final inspections for plumbing, mechanical, electrical, and framing. Inspections need at least 24 hours of notice and can be requested until 4 p.m. on the business day before, and the printed permit card and approved plans must stay visible on site for the inspector.
Bring these to the first meeting
- The rooms you want to change and how you use them today.
- Appliance models or sizes you already have in mind.
- Any homeowners association approval process for your building or subdivision.
- Dates when the kitchen or bathroom can be out of service.
Every project is reviewed on its own scope. Read the Village of Schaumburg alteration resource guide for basements, bathrooms, and kitchens and confirm current requirements with Permit Services before work begins.

Five questions every homeowner asks first.
Plain answers — the kind we'd give a neighbor over coffee, not the ones written for a brochure.

How much does a typical kitchen or bathroom remodel cost?
Bathroom remodels in our area typically run $18,000–$45,000. Mid-range kitchens are usually $35,000–$80,000 — full custom kitchens can reach $120,000+. We give you a detailed estimate in writing after the in-home visit, so you see the numbers line by line before signing anything.
-
How long will my project take?
A bathroom is usually 3–5 weeks from demo to final walkthrough. A standard kitchen runs 6–8 weeks. Basement finishes are 5–8 weeks. We give you a written schedule before we start — and because we use our own in-house crew, we don't lose days waiting on a subcontractor to show up.
-
Do you handle the permits and inspections?
Yes — every time. We pull the permits, schedule the inspections, and meet with the inspectors. You don't deal with the village. We handle Buffalo Grove, Arlington Heights, Lombard, Glen Ellyn, Wheaton, and the rest of our service area.
-
Can we live in the house during the remodel?
Almost always, yes. We seal off the work zone with plastic, set up a temporary kitchen if we're remodeling yours, vacuum daily, and do a deep clean at the end. Most clients stay in the home for the full project — we plan the sequence around your daily life.
-
How do payments work?
A small deposit at signing, then progress payments tied to milestones (rough-in complete, drywall complete, final walkthrough). You never pre-pay for work that hasn't started. Final payment is only released after you sign off on the final walkthrough — not before.
