Palatine’s two permit tracks
The Village of Palatine sorts building permits into Express and Standard types. Express permits cover smaller detached single-family home projects the village specifically lists, with a review goal of five business days. Standard permits cover larger projects, new homes, and additions, with a goal of 10 to 15 business days. Applications are submitted online through the Citizen Self Service portal, and the village’s residential submittal guide says incomplete submittals will not be accepted.
Palatine publishes separate handouts for kitchen and bathroom remodels that list the items most often missing from submittals. For a kitchen, the drawings should show the full floor plan with adjacent rooms to scale, existing and new cabinet and appliance layout, framing, plumbing, electrical, HVAC, and window and door locations. The handout also asks for plumbing isometrics for relocated fixtures, a venting detail for a new island sink, gas piping details if the range moves, and a note on whether each removed wall is load-bearing. A bathroom submittal adds exhaust fan and ductwork changes, GFI outlets, fixture locations, and a letter of intent from the plumber.
Where the estimate fits in
Both handouts ask for a written scope of work and a signed contract, and contractors must be registered and bonded with the village before a permit is issued. ADS offers kitchen, bathroom, basement, living-room, hallway, and home-addition remodeling in Palatine. After a free visit to measure the room, we write an estimate that lists demolition, framing, plumbing, electrical, and finish work line by line, so the scope in the contract can match what the drawings show.
If talking the project through first would help, Palatine notes that a pre-submittal meeting is no longer required but remains available for anyone who wants to discuss a project in person. For interior-only work that adds no coverage to the lot, the submittal guide says a plat of survey is not required.
A short checklist for Palatine homeowners
- Photos of the current kitchen or bathroom, including under the sink.
- Whether you plan to add fixtures, since added bathroom fixtures call for a water fixture calculation worksheet.
- Where the range, sink, and dishwasher should go.
- Whether smoke and carbon monoxide alarms are already installed.
The village handouts are not all-inclusive. Start with the Village of Palatine guide to when a building permit is required and confirm current requirements with the Building Division before work begins.

Five questions every homeowner asks first.
Plain answers — the kind we'd give a neighbor over coffee, not the ones written for a brochure.

How much does a typical kitchen or bathroom remodel cost?
Bathroom remodels in our area typically run $18,000–$45,000. Mid-range kitchens are usually $35,000–$80,000 — full custom kitchens can reach $120,000+. We give you a detailed estimate in writing after the in-home visit, so you see the numbers line by line before signing anything.
-
How long will my project take?
A bathroom is usually 3–5 weeks from demo to final walkthrough. A standard kitchen runs 6–8 weeks. Basement finishes are 5–8 weeks. We give you a written schedule before we start — and because we use our own in-house crew, we don't lose days waiting on a subcontractor to show up.
-
Do you handle the permits and inspections?
Yes — every time. We pull the permits, schedule the inspections, and meet with the inspectors. You don't deal with the village. We handle Buffalo Grove, Arlington Heights, Lombard, Glen Ellyn, Wheaton, and the rest of our service area.
-
Can we live in the house during the remodel?
Almost always, yes. We seal off the work zone with plastic, set up a temporary kitchen if we're remodeling yours, vacuum daily, and do a deep clean at the end. Most clients stay in the home for the full project — we plan the sequence around your daily life.
-
How do payments work?
A small deposit at signing, then progress payments tied to milestones (rough-in complete, drywall complete, final walkthrough). You never pre-pay for work that hasn't started. Final payment is only released after you sign off on the final walkthrough — not before.
