Almost every living room project is really one of three: the fireplace wall, the wall that should not be there, or the floor that should run through the whole level. The first is carpentry. The second is structure, an engineer and a permit. The third is a decision about the whole floor, not one room. We tell you at the estimate which one you are actually buying.

A feature wall, built-ins and new floors is finish work. Taking out a load-bearing wall brings in an engineer, a permit, a sized beam and temporary support. That one yes or no moves the number more than every material choice combined.
New floor in one room rarely looks right on its own. Once it carries into the hall, the stairs or the kitchen, the square footage roughly doubles and so does the number. We measure the whole run at the visit.
Refacing an existing firebox is about a week. A new linear gas unit means a gas line, a vent path and framing. An electric insert means neither. We check the flue and the gas line before anything gets designed.

And whether the new floor stops at the doorway or carries through the level often doubles the square footage. We walk it with you and put the number in writing, itemized, so you can see exactly which of those you are paying for.
Most living room projects run 2–4 weeks: feature wall, built-ins, flooring, lighting and paint. Structural changes (removing a wall, vaulting a ceiling) add engineering and inspection time — the written schedule covers it before we start.
Yes — that's one of our most common structural projects. We handle the engineering, the permit, and the properly sized beam. The 'one big room' layout is usually more achievable than homeowners expect.
Species and width we can match. A twenty-year-old site-finished stain is harder, and a discontinued prefinished plank is often impossible. Where a seamless match is not realistic we say so at the estimate and give you the two options that do work: refinish the whole level as one surface, or make a deliberate transition at the doorway. What we do not do is lay a close-enough plank and let you find the difference in daylight.
We move it and protect it. Furniture goes to another room or gets wrapped and centered under cover, the TV comes off the wall and is stored flat, and anything that cannot move gets boxed in. Floors are covered from the front door to the work zone before the first tool comes in. On the last day it all goes back, including the TV on the new wall, wired and working.
