The Village of Hinsdale lists remodels, renovations, and alterations as permit work, along with additions, relocating or adding plumbing, relocating or altering electrical systems, air conditioner or furnace replacement, water heaters, grading changes, and interior or exterior drain tile. A window permit is required when an existing or proposed opening is altered. Millwork and trim, flooring replacement, hardwood refinishing, painting, and one-for-one replacement of single-family windows, doors, siding, or roofing do not need a permit.
General contractors register with the village. HVAC, landscaping, and framing contractors do not need to register because those trades are typically subcontracted by the general contractor, and electrical contractors provide a current license.
Additions involve more than drawings
The village’s single-family addition information sheet asks for plats of survey with the addition drawn to scale and stamped architectural plans that include floor area ratio overlays. A certified tree plan is required for an addition of 600 square feet or more or a detached garage, and an abutting neighbor contact form is required once the added area reaches 600 square feet. More than 2,500 square feet of disruption calls for a stormwater management permit, and the sheet also lists an approval letter from the Flagg Creek Sanitary District. Rough framing, electrical, mechanical, and plumbing inspections happen before walls are insulated, and the sheet lists work hours of 8 a.m. to 8 p.m. on weekdays and 8 a.m. to 4 p.m. on Saturdays, with no work on Sundays.
If the home is a local landmark or sits in the Robbins Park Historic District, the village asks owners to be aware of Certificate of Appropriateness review by the Historic Preservation Commission, which covers exterior changes to a designated landmark and new construction or demolition in the district.
